Landlord Fees*
Tenant Find only service: 50% of the first months rent
This includes marketing online with new marketing images, viewings, applicant referencing, right to rent checks, initial AST (Assured Shorthold Tenancy Agreement) draw up/signing, issuing all check in documents to tenant, issue of keys, obtaining meter readings & notifying utility companies of new occupancy. Deposit registration/protection with the TDS (Tenancy Deposit Scheme) and collection of first month's rent.
Rent Collection Service: 7% of monthly gross rent
Fully Managed service: 10% of the monthly gross rent
This includes marketing online, new marketing images, viewings, applicant referencing, right to rent checks, initial AST (Assured Shorthold Tenancy Agreement) draw up/signing, issuing all check in documents to tenant, issue of keys, obtaining meter readings & notifying utility companies of new occupancy, deposit registration/protection with the TDS, property inspections every 4 months with detailed reports, management of all regular and reactive maintenance, process of any invoices, secure key holding, collect & remit monthly rent collection promptly, pursue any non payment of rent, issue clear monthly statements electronically, provide ongoing advice on compliance, communicate renewal and rent review options, general management and direct tenant contact for duration of tenancy, act to minimize void periods between tenancies and maximize rental income.
Tenancy Set Up fee £150.00
Fixed Term Renewal fee £90.00
Serving of any notices (Sections 8, 21 or 13) £35.00
Annual Statement Production £50.00
Obtaining quotes/estimates & overseeing the management of any major works 10% if over £1850.00
Gas Safety check & service, Electrical Installation Condition Report (EICR) and Energy Performance Certificate (EPC) & Floorplans - At cost
